Fees for your purchase assistance in Spain

You want to know in advance what the assistance costs and what you receive for it. Below, you will find our standard package, the additional services and the costs you pay separately.

Standard purchase assistance package

This package includes the usual legal and administrative assistance from the first check to the transfer and the included aftercare.

What is included?

Checking the reservation contract, arras contract and purchase contract.
Legal check of the property and advice on risks in the documents.
Contact with the seller, estate agent, notary, bank and other professionals involved.
Legal preparation of the transfer and assistance at the notary's office if needed.
Document management and the agreed administrative arrangements.
Preparation and submission of Modelo 600.
Changing the name on utility accounts.
Document support for a bank account, help with a digital certificate, and preparation and coordination of a power of attorney.
We discuss support with home insurance, registration with the municipality or a GP, and other practical aftercare with you in advance.

When do you pay?

You pay for the package in two parts:

€1.089 including VAT at the start of the instructions.
€1.089 including VAT on the day of the transfer.

We establish the applicable payment date in the engagement confirmation.

Additional services

NIE application

€150 per person

Do you need a NIE number? We help you with the necessary documents and the application. The lawyer accompanies you to the police to apply for your Spanish identification number. We also arrange your registration with the Spanish tax authority.

This is an all-inclusive price per person, including professional fees, VAT and administrative fees.

Finding financing and mortgage intermediation

Additional fee of up to €1,500 including VAT

Basic contact with the bank concerning documents is included in the standard assistance. An additional fee applies to finding financing and mortgage intermediation, depending on the instructions.

The fee is paid when the mortgage is signed. We establish the work and the applicable fee with you in advance.

Which costs do you pay separately?

The following costs fall outside the standard package, unless your quotation expressly states otherwise:

Property transfer tax and other applicable taxes.
Notary fees for the purchase and any mortgage.
Land register fees.
Bank charges.
Fees of architects, building surveyors, valuers and other external experts.
Extraordinary costs and services outside the agreed instructions.

Frequently asked questions

Do the amounts include VAT?

Yes. The standard package and the stated additional fee for mortgage intermediation include VAT. The NIE application includes professional fees, VAT and administrative fees.

Is the NIE application included in the standard package?

The NIE application is charged separately: €150 for each person who needs a number.

Are taxes and notary fees included?

You pay the taxes themselves and the notary fees for the purchase or mortgage separately. Taking care of Modelo 600 forms part of the standard package.

Is all aftercare included?

The package contains the stated standard work. We discuss in advance which additional aftercare you need and establish what is included in the quotation.
