Legal Assistance When Buying a Home in Spain
Do you have your eye on a property in Spain? Then you want to know whether everything is legally in order before you sign or make a deposit. Who is the owner? Are there debts or other obligations? And what do the terms in the purchase contract mean for you?
At Miguel Sánchez y Asociados, we help you answer these questions. We check the documents and contracts, explain what you need to look out for and assist you during the purchase. After the handover of the keys, we also continue to help you with the agreed practical and administrative matters.
From Huércal-Overa, we assist with property purchases in the regions of Almería and Murcia, including Vera, Garrucha, Mojácar, Albox and Pulpí. Much of the assistance can take place remotely. We also provide Dutch-language and document support.
What do we arrange for you?
During the purchase, various documents, agreements and parties come together. We help you keep an overview and clearly explain what the legal matters mean for you.
Checking the property and your contracts
We examine the available property documents and assess the agreements concerning your purchase. You are told which obligations you are taking on and which points first need to be clarified or resolved.
Coordinating with the parties involved
We maintain contact with the seller, estate agent, notary, bank and other professionals involved regarding the handling of your purchase.
Preparing the transfer
We prepare the legal side of the transfer and assist you at the notary's office.
Helping with the arrangements after purchase
We take care of the agreed tax formalities and support you with practical matters, such as utilities and home insurance.

Buying a house from any country
You do not need to travel to Spain for every step. We explain the purchase process step by step and help you with the necessary formalities, such as a NIE number, documents for a Spanish bank account and a notarial power of attorney.
Conversations can take place by video call and documents can be exchanged digitally. This allows you to remain involved in your purchase from abroad as well.
We also continue to help you after the handover of the keys
After signing at the notary's office, there are often still various matters to arrange. We help you with those too. For example, putting water and electricity in your name, support with home insurance and help with registering with the municipality or a GP.
We agree with you in advance which matters we will take care of. That way, you know who arranges what, and you are not left alone with the practical arrangements after the handover of the keys either.
Your interests come first
Buying a property in Spain is an important step. You want to know what you are buying, which agreements you are making and what you are committed to before you sign or transfer money.
The estate agent assists with the purchase. As your independent lawyer, we look after your interests as a buyer. We check documents and contracts, ask questions about missing information and explain which conditions or risks need attention.
Preferably, engage us before you sign or make a deposit. There is then still room to investigate matters and adjust agreements.
Clarity about costs
Our standard purchase assistance package costs €2,178 including VAT. On the fees page, you can read what is included, which additional services are available and which external costs you pay separately.
