Buying a property in Spain requires more than a signature at the notary's office. Documents need to be collected, formalities arranged and agreements coordinated. Practical matters also remain after the transfer.
We assist you during this process and agree in advance which work we will take care of. Do you live in England or Ireland? Many matters can be prepared remotely, with English language and document support.
Preparing for your purchase
Depending on your situation, we help you with:
A NIE number
If necessary, we arrange the application for your Spanish identification number for foreigners.
Documents for a Spanish bank account
We help you collect the necessary documents and maintain contact with the bank about this.
A notarial power of attorney
Are you unable to be present yourself? Then we prepare a power of attorney allowing a representative to perform certain acts on your behalf.
Coordination with your bank
If your financing is already being arranged, we support contact concerning documents. Finding financing and mortgage intermediation are additional services.
The legal check of your property and contracts forms part of the purchase assistance.
Buying remotely
Conversations can take place by video call and documents can be exchanged digitally. We keep you informed in understandable language and coordinate the file with the seller, estate agent, notary and bank.
With a suitable notarial power of attorney, a representative can sign certain documents and carry out formalities on your behalf. We tailor the powers to your purchase and limit them to what is necessary.
We also explain how you can sign the power of attorney in Spain or abroad.
The transfer at the notary's office
Before the transfer, we coordinate the final documents, check the available draft of the title deed and assess the outstanding legal points. We also confirm the method of payment and which documents are needed.
At signing, we assist you or act on your behalf on the basis of a suitable power of attorney. We check whether the deed correctly reflects the essential agreements and coordinate the necessary actions with the notary, bank and seller.
We also continue to help you after the handover of the keys
After the transfer, you want to be able to use your property and deal properly with the remaining matters. We help you with the aftercare we have agreed in advance, such as:
- The preparation and submission of Modelo 600 after receipt of the necessary documents and the advance payment.
- Following up registration in the land register.
- Putting water and electricity in your name.
- Support with arranging home insurance.
- Basic documentation for the owners' association.
- Help with a digital certificate and registration with the municipality.
- Support with registering with a GP.
- Organising and handing over the final documents for your purchase.
We establish in advance which work forms part of your instructions and which additional agreements are needed.
Additional expertise when needed
Sometimes your purchase requires a building survey, architect's report, valuation or other specialist investigation. These services fall outside the standard purchase assistance, unless otherwise agreed. We can coordinate the collaboration with an independent specialist.
International tax planning, questions about your tax residence, visas and complex tax advice also require separate instructions or a specialist adviser.

Do I have to come to Spain for every step?
Much of the work can take place remotely. We discuss which steps require your presence and which may be carried out with a power of attorney.
Can I receive Dutch-language support?
Yes. We provide Dutch-language and document support and explain the main steps and documents in an understandable way.
How long does the purchase take?
That depends, among other things, on the available documents, financing, points requiring attention that have been identified, and the availability of the parties and the notary. After assessing the file, we can give a better estimate.
